General Terms and Conditions

1. Contractual relationship
1.1.The contractual relationship between the landlord LAMA HOUSE d.o.o., Ulica Nikole Tesle 17B, Zadar, OIB: 346 954 960 36 (hereinafter referred to as the “Landlord”) and the customer (hereinafter referred to as the “Guest”) is established by the confirmation of the reservation by the landlord and the payment of the deposit. Reservations can be made online (e.g. Facebook Messenger, e-chalupy, Airbnb) or by e-mail to booking@lamahouse.eu.
1.2.The contract is a contract for short-term rental of an accommodation unit pursuant to the relevant provisions of the Civil Code of the Czech Republic (Section 2201 et seq. of Act No. 89/2012 Coll.) and the Croatian Act on Obligations.
1.3.The contract includes these GTC and other documents that the accommodation provider provides to the guest in connection with the stay. Arrival instructions are not an annex to the GTC and will be sent to the guest no later than one month before the start of the stay. By receiving them, the guest confirms that he has read them and undertakes to comply with them.
 

2. Price and payment terms
2.1.The rental price is set out in the booking confirmation and is valid at the time of its confirmation.
2.2.Accommodation prices are stated in EUR as final. They do not include the tourist tax paid by the guest directly to the campsite operator in accordance with applicable Croatian regulations, nor any other fees that the campsite may collect independently.
2.3.The guest is obliged to pay a deposit of 30% of the price of the stay within 3 working days of confirming the reservation, unless the landlord stipulates otherwise. The balance is payable no later than 30 days before the start of the stay, unless the landlord stipulates otherwise.
2.4.For payments made in Czech crowns, a fixed exchange rate of 1 EUR = 25 CZK is used for conversion.
 

3. Accommodation voucher
3.1.A voucher issued by LAMA HOUSE d.o.o. can be used to pay for the accommodation price or part of it. The terms and conditions of use of vouchers are set out in the document “Terms and Conditions of Use of LAMA HOUSE d.o.o. Vouchers”.
 

4. Cancellation policy
4.1.Cancellation conditions are governed by a separate document “Cancellation Conditions for LAMA HOUSE d.o.o. Accommodation Reservations”, which is sent to the guest as an attachment to the reservation confirmation and forms a binding part of the contractual terms and conditions.
 

5. Deposit and cleaning
5.1.The deposit is 100 EUR and is paid in cash upon arrival. The deposit is used to cover any damages or outstanding payments. If no damage is found, the deposit is returned in full upon departure.
5.2.A cleaning fee of 100 €, or 120 € when staying with a pet, is collected either in cash upon arrival or added to the accommodation price according to the agreement stated in the booking confirmation.
 

6. Pets
6.1.Staying with pets is permitted only after prior approval and for a fee according to point 5.2.
6.2.The guest is responsible for any damage caused by the animal. Cats and animals other than socialized dogs are allowed only by prior arrangement and in accordance with the campsite rules.
 

7. Arrival and departure
7.1.Arrival is possible from 3:00 PM until the campsite reception closes. The guest will be informed of the exact time in the Arrival Instructions.
7.2.Departure is required by 10:00 AM. Late departure is possible only by prior arrangement and may be subject to a fee.
 

8. Processing of personal data
8.1.Personal data of guests are processed in accordance with the legal regulations of the Republic of Croatia and the Czech Republic, in particular with EU Regulation 2016/679 (GDPR).
8.2.Detailed information on the processing of personal data is provided in a separate document “GDPR Privacy Policy of LAMA HOUSE d.o.o.”.
 

9. Liability for damages
9.1.The guest is responsible for any damage caused during the stay. If the damage exceeds the amount of the deposit, the guest is obliged to pay the difference based on an invoice.
9.2.Equipment provided to guests free of charge as part of the stay (e.g. paddleboards, scooters, etc.) is used by the guest at their own responsibility. The guest is obliged to use the equipment safely, in a manner appropriate to their abilities and in accordance with the applicable legal regulations of the Republic of Croatia. The landlord is not liable for injuries, damages or other harm arising from the use of this equipment, unless they demonstrably arose as a result of serious misconduct on the part of the landlord.
9.3.Legal relations are governed by the relevant provisions of the Civil Code of the Czech Republic and the Croatian Act on Obligations.
 

10. Complaints
10.1.The guest may complain about defects in the services (e.g. the condition of the accommodation, the functionality of the equipment, failure to meet the agreed conditions).
10.2.Complaints must be made immediately on site in order to be resolved. If this is not possible, complaints can be submitted in writing within 3 days after the end of the stay.
10.3.The guest has the right to out-of-court settlement of consumer disputes – in the Czech Republic through the Czech Trade Inspection Authority, in Croatia through the State Inspectorate.
 

11. Final provisions
11.1.These GTC are valid from the date of their publication and are binding for all reservations made after this date.
11.2.The contractual relationship is governed by the law of the Republic of Croatia. The rights of consumers from the Czech Republic arising from the mandatory provisions of the Czech legal system are not affected.
